Are first-time buyers really 40? Not so fast, says MBA chief economist

Recent analysis shows the average age of first-time homebuyers is closer to 33, not 40 as reported by the National Association of Realtors. Differences arise from varying data sources and definitions of first-time buyers. Despite affordability challenges due to higher mortgage rates and home prices, buyers are adapting by using FHA loans, ARMs, and relocating to lower-cost areas, with some markets seeing price declines and rate drops.
