Still, even as negotiation power improved for buyers, affordability remained a challenge. Thirty-year mortgage rates hovered in the high-6% range, and median sale prices rose 2.2% year-over-year. The easing of the earlier mortgage lock-in brought more owners to market, yet demand stayed muted, with existing-home sales slipping 2% to a 3.98 million annual pace.
