ICE Mortgage Monitor: Early Spring Housing Market Sees Stronger Prices as Affordability Adjusts and Inventory Rises

The spring housing market started stronger with improved affordability and slowly rebuilding inventory despite rising interest rates. Home price growth was modest but showed the strongest monthly gains in nearly a year. Affordability improved year over year in 99 of 100 major markets. Inventory rose 8% year over year but remains below pre-pandemic levels. Higher rates reduced refinance incentives by about 60%, with gradual easing expected.
